A flipper owned my house 3 owners back and their work was strange/lazy/uninformed. Guest bathroom toilet started to slide and I discovered 3" wood screws holding down toilet. I am assuming I should clear wax and find flange bolt slots but currently I can't see any slots peaking through the mounting hole in the porcelain. Is it possible they put the flange in so the slots don't line up? Thanks. I will probaby just end up pulling the toilet, redoing the wax and locating (hopefully) the blot slots... but I am concerned they will be in the wrong place.

or maybe there's no flange...Regardless, the toilet needs to be removed.

All "flippers" are concerned about is getting it done as cheaply as possible, as long as it "looks good", so no telling what they did or what is there.

Thanks for the prompt response. Yes, I will drain the tank, pull the toilet, put on some surgical gloves and clear out the old wax. Yippie. I will pray that I find a flange and that the flange bolt slots are lined up OK.

LOL! Fortunately we bought our house at the near-bottom of the market, but I am still finding out how lazy and stupid the 2004 flippers could be (putting only one screw per hinge in the kitchen cabinets, for example). I'm happy the house was built in 1981 by a professional home builder for himself. Best, =Bob=

The master bath is a CI flange, and I hope the guest bath has the same, but not sure. I guess even iron can break, right? I will see as soon as I get the icky wax out of the way tomorrow. THANKS!
