 hot water tank issue
Author: sabres415 (NY)

I have been having an intermittent problem with hot water delivery in my house. Most times the hot water in my shower is hot, but recently there have been days when the water is only luke warm. The next day it will be hot agaun. This problem is intermittent. The tank is prob 10-15 years old. My question is do hot water tanks just suddenly quit working or do they end uo acting like mine before they die? Any other reason this problem could be happening? Thanks.

If it's not leaking anywhere may be wise to rebuild it. Replace the elements and thermostats. If you aren't comfortable with wiring things may be best to hire a plumber. You could save him/her time by cutting off the power and draining down the tank. Wouldn't hurt to flush it out too.

When you post questions regarding a Water Heater it is wise to describe and photo the situation to get accurate answers to questions. Always give as much information as possible. Size of heater, gas or electric, location (in a garage, on a platform, how high off the floor) incoming water pipe size, does it have a circulating pump installed; all of these hints will help answer your question.

Its an AO Smith 40 gallon, gas fired hot water tank. There are 3/4 inch suoply lines in and out. Its not leaking. I believe the problem of intermittent luke warm temps is at every tap in house. Tank is in basement, no recirculating pump.

If it is 10 to 15 years old, I would consider replacing it. It will probably go out when you least want it too. Many of the newer water heaters are much more efficient and cheaper to operate. If you intend to stay in your home for a long time, get the size that you need. In other words don't oversize it. Do some due diligence and learn about water heaters and for Pete's sake don't get a tankless. Stay with a regular tank water heater.
