New House , Old Septic System
Author: Zippyman (TX)

I am planning the construction of a house on a slab, on land where currently there is a mobile home, hooked up to a septic system which is probably 30 years old. There are no problems with the septic system. My question is more along what to expect when dealing with a plumber so I don't get hoodwinked. What should I expect would have to be done. Like can I use the existing system, would you recommend replacement of the tanK, (which I don't want because the town will force an aerobic system)? Just trying to plan, thanks.

A working septic system on a mobile home will work on a second home. Will the new house be farther away from the tank? If so, you will probably want to have a clean-out to grade installed. An effluent filter on the outlet end of the tank is a good idea.

You may be required to have the tank pumped out for inspection. Here in NC it is required, and the number of feet of tail lines will dictate whether you can build a 2 or 3 bedroom house without additional work to the septic system.

You will know more after the inspection. A 30 year old septic system may have worked for a mobile home but not large enough for a new house ... depending on its finished size. Doing it right now will save you from major issues later on.
