 Washing Machine Backing Up

Hello all, I've been having issues with my washing machine ever since I moved into my apartment. I've linked photos on here at the bottom. It leaks out the little white pipe in the closet almost every wash. The line has been checked for clogs multiple times with no issue. The maintenance guys did find a series of small pipes within the main drain pipe which turned out to supposedly slow the amount of water & air to not have a leak. Water then started leaking out of the wall hose into the floor, in addition to the white closet pipe. Maintenance then came out & put in a vent. It is STILL leaking. I can't tell of any backup into the kitchen sink or any other leaky spots. My washer is the only one that has this problem in the entire complex, & maintenance is stumped on,what to do. Any help would be greatly appreciated. [s296.photobucket.com]

the little white pipe is where the TPRV from the water heater connects

this is NOT code compliant

suggest you have an actual plumber come out and inspect

or

relocate to somewhere actually fit for human occupation, e.g. code compliant

It looks like the T+P discharge is reduced (besides being improperly connected), the water supply lines from the heater aren't metallic and are reduced to half inch pipe. Someone has been doing a lot of work without permits or inspections, I would hate to see the electrical. I hope you change the smoke detector batteries yourself.

Your handyman is just that..... handy. He is not a professional licensed plumber. The results are obvious.
