Hi All,
We (me and my roommates) used to be able to take relatively long -probably 30 mins or more- hot showers without any problem. But over the last few days the water gets cold really quickly, in about 10 mins all the hot water is gone. Is this a problem with the dip tube in our water heater? The shower also loses water pressure when you turn it all the way on the hottest setting.

Gas or Electric water heater? How old and what brand? Do you have a single handle mixing valve?

If its an electric water heater, the lower element is probably burned out. IF not, then there are too many possibilities to try to list them all, and would need to be there to check all potential problems.

The landlord probably put it on a timer, so people couldn't take naps in the running hot water.
