 Delany Flushometer Leaking

I have a Delany Flushboy 3.5 GPF flushometer, it is 7 or 8 years old. About a week ago my building shut the water off to do a repair. When it came back on my toilet would not flush. The super said that it might be sediment clogging up the diaphragm. He cleaned it and put it back. All seemed fine. But then that evening I found that the flushometer was leaking around the rim of the cap. I tightened it a tiny bit and it stopped. Two days later the leak was back. I lowered the water pressure just a bit and again it stopped for a while but started up again. So I opened it back up, cleaned it thoroughly, brushing the threads and the diaphragm itself. I put it back together and now the leak has moved. It is no longer leaking around the rim but up through the adjustment screw and cover at the top of the cap. Additionally, the flushing is inconsistent. After opening it again I see there is a gasket on the inside at the adjustment screw and it seems a bit worn. Is that the issue? (But if so, why did it leak around the rim first?) And if it is the issue can I replace just that bit or do I need a whole new cap?

you call the superintendant BEFORE you create a flood by any improper repair

yes, you can replace the gasket, but, I would suggest a total rebuild incl. the vacuum breaker and handle guts

A rebuild kit will outfit the entire valve and is very economical to do.

I like the Coyne-Delany Flushometer. 10 years older than Sloan, Delany is a very popular regional company on the East Coast. I would suggest that you visit their website and download the parts diagram of YOUR valve, along with the repair instructions.

Then, as suggested, call your "Super" for onsite repairs. Yes an internal kit is what you might need or more important a gasket kit. If your building has Delany Valves, I'm sure your Super has the parts. Flushvalves, in general, can be like the inside of a timepiece. Best left to those who know what they are doing..............

Okay people. Here is the latest. I replaced almost all of the interior pieces (diaphragm, aux. valve, valve seat, valve seat holder), the vacuum breaker and the packing gasket. I no longer have a leak out of the adjustment screw or around the rim but I only get 2 or 3 normal flushes and then nothing. I am at a loss.

Thoughts?

You may have done everything correctly..... or maybe not. Did you use Factory Original Repair Parts.... or something just as good. Did you visit Delany's Website?
