Our house has 3 garden bibs. Original two bibs (20yrs old) shows 50psi where the third one (9ys) shows 70psi.
Older ones (front and back on the house) leaks water a bit (small drops) when I connect water gauge. I need to replace my expansion tank so trying to find out what is my water pressure.

attach to the drain on the water heater.
flush a little out of it first so as not to clog the gauge.

The pressures should not be different, so either you are not seeing something or you are not measuring correctly.

It’s 50 at water heater drain and 50 at washer as well.

The two bibs showing 50psi are on 1/2” pipe where the rest of the house (new bib too) is hooked to 3/4” but my water heater and washer (both on 3/4” run) shows 50 psi..WTH

only thing i can think of is that you have a pressure reducing valve and the whole house is hooked up to it but one outside faucet is hooked up before it ?????
otherwise it makes no sense.

Everything is after PRV. Given that my water heater and washer (and two bibs) show 50psi…can I pressure my expansion tank to 50 psi and call it a day or that 70 psi bib mystery needs to be solved?

i don't think the 70 PSI bib. . mystery can be solved. it really defies logic ???
so, set the expansion tank air pressure to match the readings you are getting throughout the house.
please tell us if you ever solve the mystery.
