Homeowner has a short-term rental (Air Bn. The renters keep leaving the hose attached to the frost free faucet and then it busts when the weather freezes. The pipe and spigot are properly sloped to drain water.

I have been using a 10" Woodford Model 17.

The homeowner suggested a regular spigot attached to a piece of pex. It sounded like a good idea to me.

I was wondering if any of you also had any suggestions.

If you install a regular bib then the owner would have to rely on the tenant to shut off the valve under the sink when freezing weather approaches, I would not trust that

Although I will say I change more frost free hose bibs due to burst than regular ones

the hose must be removed in the freezing temperatures.

If the tenants cannot be relied on to remove the hose, then the owner or a designated person wil have to ensure that the hose is removed if freesing temps are anticipated. Install quick disconnects to make removal and reinstallation easier.
Once winter sets in the hose is no longer required. Put the hose away so that the tenant does not have easy access to it.

This is a case where the frost free faucet just prevents flooding when it freezes. IF the hose is left attached then it is not different than a non-freeze proof valve.

So I was thinking of recommending a shutoff valve so they can cut off the faucet from inside the house in the winter. Good idea?

a shutoff is always a good idea.

but if they don't remove the hose it will still freeze.

Not only a good idea it is a code requirement

If they leave the hose connected NOTHING will be a "good idea".

When a freeze is expected:

REMOVE HOSE

The interior shut off should be CLOSED.

The exterior hose cock should be OPEN and DRAINED.


A 'frost free' type has the actual valve seat INSIDE the conditioned space so when it is closed the 'outer tube' self drains and there is no water 'exposed.


BUT the hose MUST be removed from EITHER system.

What about a vacuum breaker like this that will self drain even with a hose attached?
