I noticed slow leak in my temp/pressure valve on my water heater. When I tried to figure out why I tested my house pressure and it was at 95 psi. I checked the thermal expansion tank and it was bad. After getting the new tank I tested the water pressure after I drained the water heater to set the new expansion tank bladder (thought thermal expansion could have been the issue for the increased pressure), but at the hose bib and the cold water washer line I was still getting 95 psi. So now I think I had a couple problems, but the pressure might be from a bad regulator.

After trying to adjust my pressure regulator, the water pressure at the faucet will eventually slow, but every time I turn the faucet on it will come out with high pressure for about 5 seconds and then the flow will drop down to what I am assuming I turned the regulator down to. When I test the pressure, I get about 95 and when I turn a faucet on it will drop considerably, down to like 40psi. My question is, is my regulator bad or do I have another issue. I thought it would stop working and the pressure would either be low if it was clogged or it would fail and my pressure would match the city supply, the fact that it always starts high then reduces within a few seconds has me unsure.

The current model regulator I have is a Watts 25AUB DU-LF-Z3.

Author: Lorensr (CA) The rubber kit in the r gulator is probably bad...cracked rubber maybe. Replace the rubber it should be good to go of the seat has not wired.

Author: packy (MA) yeah, the tank won;t lower the pressure it will absorb any excess pressure. your problem is with the pressure regulator.

Author: bsipps (PA) Correct the prv should not allow the pressure to exceed 75 psi They are cheap enough to just replace it
