The house and plumbing are 27 years old. Leak has started appearing on floor by the base board 18 inches from the head of the tub/shower when shower is used. There is fallen insulation and black mold starting below this area under the floor visible under the house. A plumber and a handyman have looked at it and both are perplexed. Handyman tightened the drain in the bottom of the tub which did not help. When the plumber ran the shower, it did not leak. He suggested it was condensation running down the walls to the low spot. There are fabulous renters in the house who say that is not the case. The floor remains dry everywhere else. Pipes run under the floor except where they go up to the shower/tub of course. Plumber said he does not think it is the shower valve but would have to go through the wall behind the water heater to find out.
The cover over the tub overflow is upside down. If the gasket behind the tub is dried out could this be the source of the leak? It would of course not leak when the plumber turns on the shower.

More info on the leak. It can take several hours after a shower for the water to appear on the floor. Sometimes there is no leak after a shower.

Since the overflow cover is upside down take it off and while at it change the overflow gasket and replace the cover properly.

You can direct water with your hand onto the overflow plate while the tub spout is on and check for leaks, tightening the tub strainer will do nothing but break something worse a little tighter is never the motto, 9 times out of 10 water on the floor near the tub = bad caulking or sloppy showering
