 Kohler Cimmeron Toilet Flush Valve Leaking (K-3489)

A slow leak from the foam seal under the flush valve in the tank causes the toilet fill valve to cycle every few minutes. This symptom is typically cause by a leaking flapper valve in other toilets, but in the Kohler, the foam seal that is under the flush valve assembly and seals the valve to the tank bottom deteriorates over time and / or the three plastic tabs holding the flush valve tight to the tank bottom, in the triangular opening broke off.

The replacement part (flush valve assy which includes the housing, foam seal and flapper) is fairly cheap. $22, but forum comments on installing it and compressing the foam seal worried me. Some suggested soaking the seal in warm water, using pry bars to rotate the housing, etc.

I used a silicone grease to apply a thin film to both sides of the foam seal and the under side of the porcelain opening where the three plastic fingers ride when turning the flush valve housing during installation. No special tools were needed. Just lube the surfaces mentioned, insert the housing into triangular hole, press firmly down uni-formally and rotate the housing about 1/6 turn clockwise leaving the vertical column on the right centered between the front and rear walls of the tank. Done.

Unknown at this point is why the foam deteriorated and the three fingers broke off to begin with. The toilet was new about 10 years prior so that would not seem like a long enough time for that to happen given no chemicals were used in the toilet.

it's likely the chlorine in the city water that causes the deterioration of the gasket and plastic parts.

folks who can afford it install carbon filters to remove chlorine from the potable water before it enters the home's water piping.
