 Well low water preasure

Howdy, I have a well system and am experiencing low water pressure in the house.

I have a water spicket between the pump and the house tied into the mainline (Dug it up to verify this morning) that shows no loss of pressure when turned on. However the house pressure remains very low (pressure and flow)


I have replaced the switch and it is set at 40/60 and tank bladder pressure holds at 38.

I had to replace a couple of valves and the galvanized pipe (3/4) has some build up inside, probably about 10% restriction. I drilled out the pieces that I could to remove buildup. Replaced the inline filter and even bypassed the water softener and increased the pressure switch to 45-65 with only minimal impact to the house pressure. Any ideas what else I should look at before I have to call someone?

if the pressure switch is mounted on a pigtail, make sure it's not clogged.
