I have a 40 Gallon Tall Natural Gas Water Heater Model: 40T10-40NG that I noticed was putting out hotter and hotter water. I set it lowerbut then it was too cold. I found it is extremely sensitive as a fraction of a turn up or down takes it either too hot or too cold. The dial goes from vac, low, hot, ABC, or very hot. I have it just below low and I get 120 temp. Just a smidgen higher and temp jumps to 160. What gives? Do I need to replace a thermostat or the whole controller? Unit is less than 2 years old.

Contact the Manufacturer you are still under Warranty. If they send you a new part be sure to have a qualified Plumber to make the repair. Gas is extremely,repeat extremely, dangerous. Be SAFE!
