We have a 1950's rental where tenants are complaining there is brown water coming from tub spout. Also in half bath toilet and sink faucet. No problem in kitchen faucet or faucet/toilet in main bath where the tub is. We had a plumber make repair to tub faucet a little over a month ago because of no hot water coming from that faucet.
House has well water, kinetco water softening system.
Where do we start troubleshooting without the expense of eliminating source of problem one at a time? Hot water heater is probably 20 years old or more, no idea how own water softening unit is. Well tank and pump are under 10 years old.
Thank you for your input and my apologies in advance since I know this has probably been addressed in the forums previously.

The debris may be entering your system via the water heater. The age of your water heater tells me that you should change it out for a newer water heater... and soon. OR the nipple for the tub spout is galvanized and rusted. Good luck. Loren Sr.

My water heater was installed in 1972 --- 46 years ago. I have deep well water with a extremely high PH. If a water heater was causing "Brown Water" I would think it would effect all outlets including kitchen and main bath faucets.

I understand and it makes sense to me, however be prepared for the WH to fail at any time, usually around 1:00 am. Good luck. Loren Sr.

Are you saying that the brown water issue started when the faucet was repaired?
