Hi All!

I'm looking at a commercial space that doesn't have plumbing in the usable space. This is behind the wall. The leasing agent says adding a sink would take a lot of work. I know and will do if it comes to it, have a contractor come in and look, but I thought I'd ask....

What type of pipes are these? Would adding a sink or half bath be a major project? Would it require digging? What are my options?

Thought I should mention that images that are sideways or upside-down can be fixed with programs like jpeg auto-rotate or Exif. Very simple to use.

the large copper tubing appears to be a water main ?? (there is something written on it but i can't read it)
the black pipe is a sprinkler system..
the white threaded pipe may be a plumbing vent ???

The copper pipes have "irrigation flow ->" written on them.
