Gas Pipe under concrete slab has no sleeve
Author: Jacks (CA)

I am in the process of buying a house that has a gas pipe running under the slab to the kitchen island. The house was built in the early 1980s, and the pipe under the slab does not have a sleeve around it for venting. I understand that the pipe should have a venting sleeve, but to add it now would be very expensive, and not really practical. The question is, should I move forward with the purchase and live with the unsleeved pipe, or is it too big a risk. By the way, was there a regulation in CA in the early 1980s that required the sleeve? I would like to think that the house was built to code. Thanks.

I am not sure about CA, but in AZ, that is the way it was often done at that time. Many of them have since failed, and I would not consider the house unless the line was tested at 60 psi to see what its shape is.

Yes the code since the 60s that I am aware of is to have those island gas lines sleeved. You could require the seller to bring it to code? Just a thought. Maybe even split the cost if he balks.
