I live in a traditional single family home - ranch. My neighbors next door have utilities that are driving me nuts. Their A/C fan unit is a very large/newer one - and it comes on with a huge boom, and hums like a helicopter, then slams off with another boom.
But recently, I have started hearing when their plumbing - sounds like a toilet flushing - you hear it come on, then slams off with a boom. I hear their toilet flush through my pipes in my house. Almost sounds like its in my house - but no one is using the bathroom at the time, so I know its not ours. What would cause that?

The sound is probably coming from your own home. Put some food coloring in each toilet tank and watch to see if itleaks into the bowl. If so, replace the flapper in that toilet. Check back with your findings, other problems can also cause these symptoms.

Is there one main that wyes off to two homes? That could cause the sound to travel through your waste pipes. Maybe the neighbors vent is capped off so all of the sound comes back through your waste pipes...just a thought.
