 Gurgling from condo Sink drain

Hi experts,

On most days, gurgling noise comes from the kitchen sink drain. My condo is on the 3rd (topmost) floor. The units were built in the 1960s (San Mateo, Calif). The adjoining unit's sink is back-to-back with mine and he hears it, too. If I run water into the drain, the noise stops. The HOA snaked the drain (I knew it wouldn't solve it, but at least they tried).

My guess is that the water in the p-trap is being sucked out and the gurgling is the sound of air passing through the trap.

How can we stop the noise?

maybe the drain is not completely clear?
if it is clear and the problem is the lack of a vent then an AAV (studor vent) under each sink will fix it.

My buddy had a similar problem in his condo.

I first noticed a problem when his bathroom smelled like sewage after not being used for a week ( he was out of town). Then his tub would gurgle when he or the downstairs neighbor flushed a toilet.

A $300 dollar plumber visit later, they found the beer bottles the d-bag other neighbor and his pals placed in the roof plumbing vent when they were up there partying.
