I have a problem with my hot water in one bathtub. Everything else is fine. The pressure is low and it doesn't heat up as hot (luke warm) as all other faucets in the house. I have a tankless hot water heater. This just recently started. I live in Florida and the water is hard. I have cleaned the filter on the spout but that didn't work. I have no access to the pipes or anything underneath as its all tiled. Is there anyone that may have some advice before I call a plumber? Thanks!

Read the instructions that came with your tankless heater. Your tankless heater requires cleaning twice a year by a professional, using chemicals. This might be required more with aggressive waters and hard water. It won't be easy or cheap.

when the tub is running luke warm, open a faucet at the same time.. what happens at the faucet? hot or not?
