Hi, I was out of town for 3 months, before I left I shut off well & tank, and hot water heater power. Since returning, my water pressure hasn't been the same, at the cut in, it drops way too low then surges back up again. I've drained the water pressure tank, now have air pressure set at 29 psi when empty, adjusted so that well pump cuts out at 50 psig. The problem is that the low, cut in doesn't switch the well pump back on , at 30. When pressure hits about 18, it drops down to 0, takes almost 30 seconds, then goes right to 20 psig and cuts off at 50 again.
Adjustments aren't seem to be working on the cut in setting, any help by an experienced person , be very much appreciated. Thankya so much!

It sounds like there is debris trapped in the pressure switch or the 1/4" pipe under the switch. If they are a few years old I'd replace both. Be sure to use a brass nipple.

Thankyou, it's been in use for 4 years. When I drained the pressure tank about 10 gallons of water came out freely, then another 5 really slow with the sound of air bubbles inside the tank. Is that typical ? There is brass now, real good shape still.
