 Inconsistent flushing
Author: Binners (MN)

Okay, 1st, let me tell you that we rent & our landlord is a dink, 2nd this is been going on for about 2 years (please don't tell me that my landlord is supposed to fix it because that's an entirely different issue dealing w/someone ELSE'S crap).
Recently, I would say most of the time are toilet flushes great and ALWAYS fills the tank, then stops like it is supposed to. But, at times the flush is sooo slow it gets mm's from overflowing then takes nothing down with it and the water in the toilet goes back to the normal level. This can happen when we just pee or do a #2. We do not have any fancy efficient flushing do-dads like that, your simple basic cheap flushing toilet. This can either happen once a day or all day for several days with weeks in between. Strangely, it didn't happen all last winter. It is not clogged, we are not over using toilet paper, flushing tampons and we don't have children flushing toys. Please understand that we are smart, handy, self sufficient people and have tried all of the basic things that everyone we have asked has suggested. FYI, occasionally our bathtub and/or sink will clog up but clears with a product like Drano if a coat hanger won't do it . The toilet, sink, & tub pipes share a wall within about 8 feet of each other and I would guess the house was built in the 60's and there is & continues to be water damage in the walls and the floor under the tub is actually crumbling into the basement. Any clue what's up???

Besides a partially, intermittently clogged drain, the only other thing to blame would be the toilet itself. I recall a toilet decades ago acting as you describe. In the end, it was the bottom third of a flush ball that had detached and moved down to the siphon jets area. It would only affect the flush when it lodged inside the jet during the flush but would move back away after the flush. As you state, this would only happen occasionally with no rhyme or reason.

You have a very wise Landlord. He is expecting you to do the repairs and pay for it, yourself. If you attempt to perform any repairs and create issues, he will blame you and make you pay again. He is not a good Landlord. Just a wise one.

Best Wishes
