I had a plumber out to replace a broken hose bib. As he left he checked the household water pressure. It read at around 120. He recommended replacing the pressure regulator apparently he said they no longer adjust them, just replace ($500). I researched adjusting the pressure regulator myself instead of replacing it and bought a pressure gauge. Following instructions we were only able to get the pressure down to 100 or way down to below 10. The pressure would not sit at anything in between. It is now at 100 but it seems like there is very little water pressure coming out of the fixtures in the house now. Does it sound like the pressure regulator is broken? The house is 23 years old. Any other suggestions?
