 black water and smell
Author: sgraison (FL)

I moved into a foreclosed home about 8 months ago. I've been working with a plumber and the water softener company that installed the water softener unit. I've been having a smell with hot and cold water. It does smell somewhat sulfur-like, but no sulfur is found in testing. Also, when the hot water is turned on black water comes out for about 3-5 seconds and then the water clears. We've done two 8-hour chlorine treatments and one 24-hour treatment. The water softener unit appears to be working. The water softener company is baffled - they said they've never seen anything like this. We've got a new water heater (only about 6 mos old now) and the water softener equipment was put in March 2015. The plumber still says its the water softener company. We're going to do a hydrogen peroxide treatment next. However, I'm running out of money and patience! The water softener company doesn't have a next step either- if this doesn't work. The house did sit dormant for quite some time (not sure exacctly). Anyone have advice or tips? Anyone interested in a challenge??? Help!

We have to assume you are on a well system if you are chlorinating. Was the well chlorinated or just the house plumbing? In your case, 24 hours would be a minimum chlorine treatment. Is the chlorine positively being pulled throughout the entire hot/cold system? Has it been verified that your system has no dead ends? Has the water heater been thoroughly flushed and chlorinated individually? If the issue cannot be resolved, you may need to consider a chlorine injection system as part of your water treatment.
