Hi,
We do not use our tub much (if at all). Recently tried pouring water out of the tub and saw brown water. Over time it went away. The following day we also brown water although less, we've continued doing this for the last month. The amount of brown has resided but it's still there. Two other problems we observed:
- when the hot water tap is immediately turned off there is a rattling of pipes that lasts < 5seconds
- the hot water is not actually hot, more like lukewarm even after running for an extended period of time
No other taps in the house exhibit any of these weird behaviors. Even the sink next to the tub is perfectly fine.
My initial thought was that the tub was somehow sucking up the bottom of the hot water heater (Which is pretty old), and collecting the rust. However, given the other issues not sure if this is possible.
Any advice greatly appreciated.

I'd check for a galvanized nipple behind the tub spout, and adjust the hot water limit so that you can get hotter water from the faucet.
