Our boiler is due to be serviced next week. Recently the hot water on our 2 showers and tub only is not getting very warm and consistant. Ive already adjusted valves (2 symmons) and sink faucets are hot, which leads me to believe its something with the boiler. We have a tankless Burnham boiler 12 yrs old.
Any ideas ? Thanks in advance.

turn a shower to hottest setting and when it starts to run cool, check the kitchen faucet.
tankless coils will lose their ability to heat the water over the years. sometimes a chemical can be flushed thru it and that will help.
an aqua booster tank will be the cheapest way to remedy the situation.
print this and show it to the oilman..
