 basement ceiling leak
Author: km001 (KS)

Good morning. We have recently noticed a sporadic dripping coming from a light fixture in a basement bathroom ceiling. The largest quantity of water was noticed during a torrential rainstorm, so we contacted a roofer. He indicated that all the flashing, shingles, etc. were in good condition. He suggested that rain had possibly come in through the vent and was dripping out at an elbow above that bathroom. However, now we've noticed a small drip or two periodically when there has not been rain immediately before, so I'm beginning to wonder if the rain was just a coincidence? This is a finished basement without much in the way of access to anything above that ceiling. There is a bathroom above this bathroom, but that upstairs shower, tub, and sinks are used daily and the leaking/dripping has not been that regular. The shower grout and caulk and everything appear to be in good condition and there hasn't been water on the floor. Any ideas on how to best identify what's going on? It puzzles me that all the fixtures in that bathroom and the one above it are used daily, yet the drips have only appeared every few days, and mostly just a drip or two except one time when it had clearly been dripping for a while. I appreciate any advice or suggestions.

Time to make access.

Before you cut into the ceiling, remove the trim off of the Shower/tub valve upstaits and turn on the water to see if there is a drip from the valve or the shower arm up above the valve. Hopefully you may have a closet behind the shower wall...not always but a chance. If so you can explore by cutting open the wall to get access if you need to replace the valve. Try to exhaust all of your options before cutting. This being said, cutting may be the only way to see or repair the problem. Good luck.

My guess is that the leak is coming from behind the shower trim plate and only when one person is showering there and it is probably a taller person. The water is probably bouncing off their body and running behind the wall at that point, but that is just speculation from other leaks I have found from customers with similar situations.
