My hose bib on the side of the house has been leaking since february. I had turned the water off and now want to get it reparied. When i called a plumber he said that the issue is because of high pressure and i need to replace the pressure reducing valve (PRV). according to him the PRV needs to be replaced every 10 yrs or so.. Is that a fact or is the plumber trying to get some more work done

Why not just replace the hose bib with one like you have now. If you purchase it at an Ace Hardware store, you can get a quality hose bib for a few dollars more than the Big Box Stores, but it will last a long time and quality hose bibs can be repaired 90% of the time. Post a photo so we can take the guess work out of the equation.

Your PRV might be bad, but that doesn't mean a $.10 washer won't fix the leak. If the PRV isn't working, it will continue causing other failures, so I would use a pressure gauge to at least verify his findings.

Excellent advice. Get a pressure gauge and see what you are dealing with. If the diaphram is buggered, you can get a rebuild kit for the pressure regulator. What brand is it? Wilkins, Watts, or what?

High pressure is NOT causing the hose bibb to go bad. REpair or replace it, but. if the PRV is defective, that is a separate issue and it should be replaced, regardless of how old it is. You replace them when they fail, NOT when they get to a certain age.
