I have a rental house that the floor in the bathroom has rotted out and the renters didn't tell me until this has been noticed for a long time. After they moved out I went in and started rentivating the house and found that the toilet has been dumping under the house. I need to know what I can do to make it safe to go under the house and repair the pipe?

Call a plumber and see what he requires. If it were just the repair, I would just wait till it were dry, lay down some cardboard and wear a respirator. Your main concern should be the long term treatment for the safety of your tenants. After the repair is done, putting down lime is the method I have been told, but I don't know how much is required. Safety is the most important factor. Putting any chemical into a confined space, especially while you are in it can be dangerous. If this has been going on for an extended period, you should get a mold specialist on site to see if the moisture dumping in the crawlspace has caused a serious health problem.

Where i live they have several companies who will clean the crawlspace and sanitize it be fore j have to go under...the insurance comp pays for it..stating it prevents rot and mold they even have went as far as removing the wet dirt and putting new clean fill underneath...check it out...
