 Sump Pump - Underground Spring?
Author: poopsy (MI)

I have read so many postings on the internet about underground springs and sump pumps running constantly.

I have the same issue, my sump pump is running a lot, but I have a hung (mid wall) sewer and no floor drains in the basement. I was told by one plumber I need to have my lot de-watered? What is that I asked, he said I dont do that. I even have an ejection pit for the basement bathroom that has ground water coming in over the edge of it and then into that pit, so I have the noise of boom boom from two pumps operating at almost the same time.

1. What is dewatering a lot? Cost and who does this?
2. Can you cap or seal off an underground spring since it is only in one corner of the basement, where the previous owner said the ejection pit was installed over it?
3. How can I make the sumps less noisy from the closing of the check valves? Someone told me that the check valves need to be horizontal and closer to the pump, someone else told me they need to be vertical and 2-3 feet from the pump...help anyone please, the slamming of the water into the check valves are driving me crazy. My husband wants to fix them but he does not know what to do since we have so many different opinions.

Many foundation repair companies do this, and they would have to be on site to determine the costs and your needs. The grading around your house, soil composition, driveways, buried utilities, etc. all influence the expenses. Basically, you need a method to divert water on the exterior of the home is what it amounts to; how that is done is what the professionals and engineers are for.

Do your neighbors have the same issue or is it just your property?

1. Normally, to "dewater a lot" you would have to lower the water table in the WHOLE area, which is almost impossible. (on construction sites, we install "well points" around the perimeter and connect them to a big pump to suck the water down to a manageable level until we are done.)
2. If the ejector pit were sealed properly, the water could NOT 'flow over the edge', although it might flood your basement.
