Do I need this sewer pipe repair/replaced?
Author: juricell (GA)

Hi,
I am selling a townhome and the buyers hired a plumber to inspect the sewer pipe in the front yard for root infiltration. Seemed like an odd request but the plumber said there was root infiltration and damage that needs to be addressed. I looked at the picture and dont see an issue that some root killer would not address easily. They are asking for 1500 to repair line in closing. What do you guys think honestly? Attached is a picture of pipe.

Once roots are inside the pipe it is forever compromised. If you want to make the sale I would suggest that you repair the pipe, or give the buyer a portion of the repair. While this spot is extremely minor at the moment, it may not stay that way, and they have undisputed video proof.

Now you, as the seller, have knowledge and must disclose the issue to future potential buyers.

$1500 is reasonable - you would have spent MUCH more 'down the road'.

One suggestion is to explore shifting the repair cost elsewhere.

You mentioned a "townhome" so it is not a single family? Where is this root infiltration? On a common line? Directly on your house? Many HOA have rules and regulations that the HOA is responsible for repairing everything outside and on/inside common party wall cavities.

Also check your insurance policy on the home. This may be covered. They may not pay for the actual repair, but may pay for the excavation and backfill and restoration of landscape, which often times is more expensive.

That single section does not look any better, or worse, than MILLIONS upon millions of other sewer lines. I would have to see the entire video to even make a guess as to its REAL condition. A more pressing issue, could be if the pipe is "oval" which the camera implies although that could just be a flaw in the camera itself.
