 When To Replace Water Heater
Author: dcgillil (TX)

We moved into this house 18 years ago and the hot water heater was replaced with a Reliance 50 Gallon. About 6-7 years ago I started checking and replacing the anode with a magnesium one as needed. (Replace about every 3 years.) No problems or leaks. I have also replaced the T&P valve a few times when it started leaking. I am wondering if I should have it replaced because of its age. I don't want a problem that would do a lot of damage to floors, etc. If it did start to fail would the leaks be small to start with?

When the heater starts to leak it will most likely just be a slow drip. If the heater is where a leak can cause damage, it should be in a pan, and the pan piped to the outside.

Usually it starts with a slow drip, but there have been times when it has been a catastrophic failure. No way to tell when or how it will fail.
