TOILET LEAKING AT BASE AFTER IT'S FLUSHED:
Can anyone help me please? I just moved into this new apartment & the toilet started leaking at the base next to the floor. It only leaks after it is flushed & the water empties out & comes back in. As soon as the water comes back in, fills the tank, shuts off, then the water comes out on the right side of the base on the floor. The neighbor next door does "handy man" work for the owners of the apartments & he replaced the "gasket" as he called it. I watched him replace it & it sure didn't look like the wax rings that I've seen online & on you tube today when I finally decided to look it up myself on the internet. It looked more like a piece of round rubber band or something. It was very thin compared to the other "wax rings"...? I know that some toilets use different parts but from what I've looked up today, can't wax rings be used on all toilets? They just come in different sizes right? Also when the "handy man" replaced the "gasket" he leaned the toilet forward, put it in place, then leaned the toilet back down on it. He is a pretty big guy & our bathroom isn't very big so it was hard for him to fit in there to begin with. I have worked with one of my exes before doing this sort of thing in the past (assisting him), & everything I clicked on today said you had to "make sure" the toilet was set down directly over the gasket or wax ring in order for it to work properly right? Well....like I said he leaned it forward instead of picking it straight up & placing it over the gasket. So....of course I still have a leaking toilet. It's not leaking as much as it was before, but it's still leaking. I checked the bolts as well & they're all tight & the toilet doesn't rock back & forth or anything like that. The "gasket" needs to be replaced the proper way right? Oh yeah, the "handy man" told me to dump drano down the bath tub before I went to bed to see if there was a clog that needed loosened up but it didn't make any difference. I did that last night.
This has been a terrible experience. This apartment was empty for a whole month before I moved in & they didn't fix or even clean anything up from the last tenant. He wasn't a very clean person from the dirt I've had to clean up. On top of all that the toilet has been leaking ever since the 2nd day, the sink pipes were leaking, the sink was leaking under the counter top, so I had to fill it in with silicone myself. No mini blinds were up so I have to go buy those & then turn the receipt in with my rent. I don't really mind to do that but everything else is one big mess ya know?!!!! I paid out the #@! to get this place too! If everything ever gets fixed it will be nice. I have a small private fenced in pool beside the apartments, only 7 people in the whole building, I'm 2 blocks from the inter coastal water, 2 blocks from a dog park, & 8 minutes from the beach. But....like I said, everything is a MESS right now!
PLEASE help me, I'm so tired of wiping water up out of the floor. :-(

One of the pros will be along shortly to advise you. In the meantime look up saniseal and see if it looks like that is what you have. I think they can be folded a couple of ways for different size pipes. Also carefully feel around the line between the tank and the base to make sure that is not where it is coming from.

The first step will be to determine exactly where the water is leaking from.

first step: call landlord
second step: sue landlord and/or pay rent into escrow account
third step: move
