 Wash Machine Drain/Venting Questions

Just came into a dilemma and not sure the best option. My AC unit went out and we are going to replace the furnace as well. The problem is the code sais that there must be 36" between the furnace and anything in front of it. Which in this case is a dryer which is only 10" so we are having to move the wash machine and dryer. However the only area that is possible is the adjacent wall that will put the drain 12 feet away from the existing drain/vent. There is no way to get a vent that will go to the roof unless we rip apart the kitchen.

The existing drain pipe is 1-1/2 that goes to a 2" drain with a 2" vent pipe. So I was wondering can I run 3" pipe from the drain hose to the 2 inch drain and use the existing vent. Or would it be better to just run a 2" drain to the existing drain and add a vent pipe that exits out to the side of the house? This is a front load washer as well. Any other ideas would be great.

extend the 2" and use an Air Admittance Valve as a vent

Your washing machine and dryer are "portable" so they should not be a factor for the access measurement.
