Hi all,
Hoping someone might have some insight to help me figure out where to start with this weird problem...
I just bought and moved into my house last week. When we did the inspection about a month ago, the inspector ensured there was hot water at every tap. However, when we moved in, we realized some taps do not have hot water (master bath has no hot water at all; guest bath across the hall has hot water in sink and shower; guest bath downstairs has hot sink but not at shower, and kitchen sink has no hot water). The house was completely renovated, including plumbing, about 7 months ago. It was vacant until I moved in.
To be clear, water comes out of the taps, it's just cold. Had a plumber come by from the home warranty who said he was "stumped." He played with the knobs under the kitchen sink and downstairs bathroom and shower but nothing changed. He suggested I try to find the original plumber but the seller isn't being cooperative.
I don't expect someone can simply answer the question here, but I'm hoping someone might be able to point me to where to start?! I searched the forums extensively before posting and don't see any issues that match mine. Should also point out I really am out of my element here and don't know much of anything about plumbing. Appreciate any feedback anyone can provide. Thanks.

Was a permit required to do the renovation work? Have you contacted the property inspector? How about the realtor?

why would the home inspector say there was hot water at all taps and now there is none at some?
if a plumber looked at the job and was stumped then that makes it really mysterious?
only thing that cries out is a recirculating line is messed up?

That may just mean he was not much of a plumber. The tub and shower problem is probably due to stuck balancing spools in the faucets and ANY "halfway good" plumber would NOT be "stumped" about how to fix them. The kitchen is something else, but, again, it would not stump a real plumber for more than a few minutes.

if the system has a 'recirc' line - valve it off
check fixtures again with patience
turn off ALL fixtures using their 'angle stop' valves INCLUDING all showers
open the HW ONE AT A TIME and wait 2-3 minutes to allow 'travel'
the key is ORGANIZATION and PATIENCE
good luck

Appreciate everyone's feedback. Have a different guy coming today (NOT from the home warranty this time) and will show him this advice.

If he is a good plumber, he will NOT need "this advice" and I would tell you to put it in your pocket because I do my own testing and diagnostics.

plumbing companies that do home warranty work are some of the worst in the trade. they could have been good at one time but the h.w. companies need volume so they stress get in get paid get out and they don't care how it is done or looks as long as it works until the customer can't see their tail lights
