 soap suds

i am a plumber and need some advise on a problem with soap suds in a four storie apt bldg,
there is a laundry room on the third floor with four washers,the drain system to four washers connect to a 3"cast iron drain line,at the second floor.which continues to the underground parking structure were it connects to a 3" comby,next to comby on the horizental line is a 3x3x2 comby that serves the tub/shower drain were the soap suds are entering.

I jetted the lines from the third floor to the 4" main line also use the sewer camera, it stop problem for about 10 days,them start back up again,but not a bad as before, but still some suds give coming up, has any other plumbers encounter this problem,would like some feed back thanks!

are you saying that with only one washer in use you still get a suds backup from a 3" pipe?

problem happens mostly in the weekend so i take it that all four are in use

The tub is probably connected in the "suds zone", but we would need more information to tell for sure.

I have wye'd off the affected drain to connect back to the stack riser before the change of direction.this works a vacuum relief of the suds-ing.the rise as with a relief vent is not important.but the capture of the vent back above the change of direction is!!!Where back water valves may be used ,it could also be an option.Foam will close it .

Are the machines high efficiency front loaders, and are the tenants using regular detergent? How old is the building, and has this always been a problem? Or, did the problem start with new machines?

yes building 6years old, problem that i know of one year , not front loader they are commerial top loader recently change one month ago to new machine top loaders and still have problems but less since jetted the lines. im thinking of installing a 2" back water valve. what is your thought is this a good idea! thanks

your saying to install a wye in front of 3x3x2 comby that supply the tub drain,also i sure tenant got to be using other kind of soap causing excessive suds,hot do you prevent this from happening,,,, thanks you guys! this is great site ,,,,,,,,,,

I doubt seriously that suds would close the back water valve. How will you clear that drain when it clogs, and it will clog? If those machines are HE, they need to use HE detergent, or you will have suds problems. Look up the make and model of the machines.Try as you may..."You can't fix stupid".
