 propane water heater problem

Our water heater is 3 years old and there have been no problems until 2 weeks ago. At that time our grandkids used the shower for an extremely long time until there was no hot water coming out. Since that event we have noticed that all we get from this shower is luke warm water. All the other hot water faucets in the house work fine, and the guest shower has plenty of hot water flow. We cannot figure out what went wrong. Suggestions??

pressure balancer inside the shower cartridge may be stuck...it doesnt sound like its your water heater since the hot is fine everywhere else

is it a Moen that isnt used much?

try replacing the valve cartridge and ill bet it solves your issue

Waukesha has provided the most likely answer...stuck spool in the shower. And now, from Paul Harvey, THE REST OF THE STORY> apparently in Massachusetts, you can be fined $2500 and possibly thrown in the hoosegow if you work on this yourself.

if it is a symmons valve, all he has to do is turn the small screw under the dome outwards. deval allows homeowners to do this without hitting them with a fine.

come on hj, were talking about the peoples republic of massachusetts. plumbers are known to follow someone home from the supply house if they are seen buying PVC pipe. they then call the plumbing police to report them.
i know of inspectors who upon seeing an old water heater or some busted up soil pipe in the trash in front of someone's house, will go up and knock on the door. if they won't let them in, they get the police to come by. it is a public safety issue.

It is a public "funds" issue so they can get the money for the permit and inspection, (and double fees if the inspector finds it before they get the permit themselves), AND the unions like it if they are the only ones who can do the work. NO ONE is going to "die" if they fix a faucet themselves.

Plumbing is always a safety issue!!!so let those who have the time and// feasibility\\, to chase improper installs do so.It is either right or wrong and unsafe.........go mas,Where a plumber,s bill. Is the difference between right and wrong. The constitution of the U.S. may/will /does/has, strongly disagreed.Costly mistakes, are only referenced to mistakes!!In no portion of the U.S. may you not serve your families health your self!!!Were cost is not the value.Any mass home owner can call for a plumbing inspection.It will be conducted in a timely manor.
