trouble with VA (AK)
I am looking to buy a home in Tok on a VA loan. It has a concrete tank and a cribbed field. The loan originator thinks this will be a problem with the VA. If the system is working what is wrong with it ? Has anyone heard of a cribbed field being denied VA financing? It seems that most the homes for sale in Tok have some sort of crib system! Thanks for any advice you can give!!

Maybe the VA will not know that it is the "norm" up there, but there is nothing you can do, except try. Best Wishes and Good Luck.

Honestly, I had to look up the definition of Cribbed, in relationship to a septic system. Here in the Midwest, septic tanks are built using concrete or fiberglass. "Cribbed" usually means the holding tank is made of wood, like a logcabin house with wood timbers for its underground roof/cover. Life on such is 10-20 years depending on materials used and what is held in the tank.
Any septic system can be difficult for those with little or no experience. As used system could prevent future issues and require replacement in as little as 1 year after you take possession of it. Replacement can be very expensive.
I sense the VA is looking at the total picture, before considering any loans, especially when a holding device has sat idle for a long period of time. Have you had the entire system inspected, including the field for intergrity? If not, I would.
Best Wishes

Wheels....Concrete tank, leaching out of the crib.No shortages of logs or chainsaws if it needs replacing. It's a lot different up there than suburbia.

some plastic cased drain fields, have been found to be defective as installed. You only need to verify the install by the local health dept to save the government stop paper work.Hope you are in an area where the health dept keeps the installed records on file.If no record please do check on a dousing raised drain field before discounting the property.Often the use will add/loan money to the pay amount.
