 NO hot water in apartment- please help, need advice!

Ok I am going to try and make this short but information- PLEASE any advice is needed! We are CLUELESS!

We live in an apartment complex with about 200 units. For the last 2-3 months we go through either having NO hot water or a trickle of hot water anywhere from 5 minutes up to an HOUR. This happens at least 3 times a week, but more often 7-10 or so.

This shortage and lack of hot water happens when we hear other people using the water. (We hear the turn of someones faucet and the water running, go to turn on ours, and nothing comes out) We were told that no one else has ever complained of this problem before and that the only thing they can do is knock down the wall and put in new pipes.

Does this sound like it will remedy the problem? Does anyone have any idea what the problem might be? If others experience this problem and it's just a matter of timing, then fine- so be it. I can understand we live with 200 other people in an OLD building- but is it possible that no one else is having this problem and it's just our apartment or are they perhaps just saying that?

There are several possibilities, some of them somewhat obscure, but without actually being there while it is happening, there is no way we can even start to diagnose the problem.

You need to ask other tenants if they are having the problem also, especially tenants above,below or to the sides of you. If they are not then it could be an isolated problem to you. You can have a blockage at the hot water teethat supplies just your apt. or another problem. find this out first though, it will tell you a lot.

If your landlord is not on board to troubleshoot and fix his property, you need to find a new place, start barking higher up their tree, or get the city inspection authority involved. But double-check all the valves and aerators and that stuff first. And talk to your neighbors on the same riser. Good luck.

In terms of the worst case ... I had what might have been a similar situation in an early 1970s building: On a given riser, hot water volume was barely adequate if one tenant had the tap on. If two were drawing water, it was a trickle. Due to the usual broken and frozen riser valves, plumbing contractor had to shut off the building. They found clogged galvanized risers and horizontal piping in the complaining units. They had to run new copper in the basement since the old mains were in the first floor ceiling.

Then they ran copper stubs up to first floor and pex from first to third so they wouldn't have to open as much wall. But still a lot of wall had to be opened in the units to get to the kitchen and bathroom of each. I looked at some of the pipe sections they cut out. The 3/4" had sections that were the width of a spaghetti noodle, and the 1/2" horizontal piping, some of it you couldn't even see a pinhole of daylight through a foot of pipe.

This was an all-day job for two or three plumbers, and it was not cheap. I can't remember the cost to get these three units decent, but it was high three or low four figures per unit. And we had construction & maintenance staff hang, tape and paint new drywall, so that work was overhead. So there's two or three months' rent down the drain.

200 units and no hot water? What county are you in? I'm sure your health dept would be very interested in this.

You need to determine if you have low flow or low pressure. Use a pressure gauge. If pressure builds up , you have a flow restriction. if pressure only flops around 10, 20 or 30 psi, you have a demand problem.
