I have a home warranty, but am trying to figure out if any of these problems fall under coverage or if I am wasting $ going through the warranty company for service.
Problem 1: Water drip out of tub spout from the spout end (incidentally there is a 3/8 in hole corroded on spout, no water coming out)
Problem 2: Water drip from sink spout (pipe underneath sink also feels wet)
Problem 3: Can hear leaking from toilet tank into bowl and when downstairs toilet is flushed, see "bubbling up" in suspect tank upstairs
Warranty reads: INCLUDED (leaks of water, drain, or vent lines-toilet tanks, bowls and mechanisms, valves for tub and diverter angle stops, rinses and gate valves); EXCLUDED (hose bibs, drum traps-flange-faucets, fixtures, flow restrictions in fresh water lines caused by rust, corrosion) THANKS!

They should all be included in one call to a plumber, except for the hole in the spout which might be considered wear and tear. Call the company.

I guarantee they will cover NONE of these under their "preexisting conditions" clause. You'll have to PROVE these things happened after you bought the property.
Home warranties are a joke. I've owned two of them - the sellers included them as part of the deal - and both were worthless.

i worked for a home warranty company for 6 months...faucets & mixers are not included..... basically the most common things are not included
maybe your policy is better, but i doubt it...id bet they are all the same
the toilet will probably be covered...a rebuild kit/flapper is something you could do on your own for $20....i assume your co-pay is $65+

We have American Home Shield. If your policy is like ours, your faucets will not be covered, but the innards of the toilet will be. The wetness of the pipe underneath the sink might be unless it is wet because of the faucet. If the leak is in the plumbing under the sink, like the pop-op mechanism, you might get it covered.

American Home Shield was who i worked for.
they had a policy where if you DIDNT get call backs they got rid of you because you must be doing more than you should....to just barely fix problems you should get a 10% call back ratio they figured.
they dumped me because i couldnt get my average call under $150
most of my jobs had $150 just in parts

AHS doesn't want honest, competent plumbers like you waukeshaplumbing, they want band aid-type plumbers. Someone to do the minimum required to at least temporarily close the case. But I have had good success with AHS plumbers for sink stoppages, as long as I could wait one day for service after the stoppage occurs. If I need service really fast, like if my mother-in-law's sink is clogged, I call a plumber outside AHS to get fast service within a couple of hours.

i managed to keep getting jobs for 6 months...probably $5k in work...
one of their big selling points is 'you can up sell once your in the door and also give them your card for future business'
i would say 90% of their customers are in the bottom 5% of customers...they are the ones no one wants...extremely cheap....i never got a referral or a 2nd job from anyone...most of the people use AHS to hold their house together...they have no money...my last customer refused to pay me and then accused me of wrecking some personal property....i did nothing wrong....
they always paid in less than 30 days and were easy to deal w/ on the phone...if they would pay my prices id still work with them..it was filler work...i always managed to do their projects when i was in the neighborhood anyways..
they want a plumber who doesnt charge correctly...the problem with that business plan is you have constant turn over.....somewhere they find a $60 plumber....Home Depot and Lowes does too...
I was sent on alot of replacements...sump pumps/water heaters...how can my prices average under $150 per call when a water heater is $600 and a sump pump is $150....id say 25% of my calls were for sump pumps.

in your area maybe. many of the homes i go to, because they didnt want the AHS plumber to do non covered work because of their shoddy work, are basically what my main customer base is, $150k (1800+ sqf.)houses and up. mind you that i live in a relatively low cost of living area so home prices arent anything near NYC or LA prices. i can get close to a mcmansion here for what a 2 bdr. condo costs in those areas

It has been years since I worked with AHS, but they never had a stupid policy like that. In fact, I had calls for work done by other plumbers which were callbacks. They may have gotten rid of you for some reason, but it was not your lack of callbacks.

I had AHS, but now have a different one, not to "hold my house together", but because I have a electric cooktop that requires a $1,500.00 "burner" when it goes bad, plus some very expensive electronics. But, since the water heater and/or my built in refrigerator/freezer, is going to fail one of these days, it is just an inexpensive way to have peace of mind.

they got rid of me because i was over their $150 per call rate
they also had a policy about not enough call backs and doing the job too well...its a fact...it wasnt why they dumped me though.

I wouldn't have lasted a week then, because I do not have ANY callbacks. IT also defies logic, because if the "callback" is not immediate, the AHS has to pay YOU for a second call, and the customer will be upset with a second deductible.
