We lease in a condo but try to "fix it" if at all possible. My husband frequently flushes 8-10 times while using the toilet. I know not why. Now there is a leak sometimes from the bottom of the toilet where it meets the linoleum. It is an old low-flow, low-to-the-floor toilet. He thinks it is the wax ring that needs to be reset. He doesn't seem to think the multiple flushings per use have anything to do with leak. Any comments? Also, both faucets and handles in both bathrooms leak. Under the flanges at the bases, also. The home warranty company that the owner has came and put washers in the faucets but they soon started to leak again. One plumber told us the faucets and handles are so old, they need to be replaced. There is hard water in the condo. I try to scrub around the faucets. Is there anything inside the faucet element that could be addressed? I don't understand why the HISCO rep. didn't address this as a precautionary step the first time. The water puddles on the countertop and I have to continually put towels there to mop up. I will call him but also wanted to know if there is anything that can be done preliminaril. Is there a "best" cleaner for hard water deposits?

New toilet, new lav faucets, and new KC faucet; Calcium and Magnesium salts can be removed with CLR and alot of tough scrubbing. Why new stuff? you've already had one guy tell you that they needed it. your husband has to flush 8 times to get it down. I know your thinking $$ but that's how it goes.

I agree with Doug E, but for some other reasons besides a Licensed Plumber who has witness the damaged done to your faucets and toilet. Why should we disagree with another Pro?
You also failed to tell us the brand of faucets and their actual age. What brand of toilet?
The price that you will pay for new fittings and fixtures is so little by comparison to the cost of more future repairs and the damage cause by the old faucets and toilets.
What do others in your condo do?
Shop well and compare.

There are VERY few faucets that get so old that they "have to be replaced". Multiple flushes may reveal a leaking wax seal, but they do not cause it. You must have an enormous water bill unless the association pays it. Who would pay for any new faucets? If it is YOU, then I can tell you why the "plumber" is trying to sell them. If it is the association, then why is he telling YOU the faucets should be replaced and not them?
